Initial work on site selection criteria highlighted some of what will be needed for a ‘good’ site (distance to local shops and health services, transport links, limited noise pollution, nearby walks, etc.). Unsurprisingly, such sites are difficult to find and where they do exist have relatively high land values. A further consideration was planning risk – as elsewhere, planning approval processes can be prolonged, uncertain and expensive. Using our criteria, and with the assistance of David Lock Associates, we have appraised more than 10 sites; we are now confident that we understand the prospects of meeting our requirements within the local land market.
